Proposals to redevelop Exeter's bus station site have been granted outline planning permission.
Work to prepare the site for the new shops, restaurants, cinema and bus station could start by the end of this year and is set to be completed by 2019.
The developers, Crown Estate, say they expect the shops to include large national fashion retailers.
